Introduction:

Proterra Companies, Inc. is a privately held Utah corporation that was organized by a small cadre of senior real estate professionals for the purposes of identifying, acquiring, funding and then developing residential and commercial real estate projects.  The geographic focus to date has been primarily the Intermountain West.  Proterra and/or its principals have completed projects in Arizona, California, Idaho, New York, Massachusetts and Tennessee.

Mission Statement:

To lead new real estate project efforts targeted toward the redevelopment of aging housing or commercial stock, reclaiming brown-fields, and promoting the development of traditional neighborhoods and small neighborhood commercial developments.  To perform any or all of the following services: planning and engineering functions, entitlements and master planning, land development, construction, sales and marketing and equity and debt financing.

Representative Prior Projects:

Proterra was organized in mid-1991 to purchase and develop 4,250 acres known as the SunCrest Project.  SunCrest is situated on Traverse Mountain in Draper; Utah astride the Salt Lake County and Utah County borders.  When completed, SunCrest will be the largest master-planned residential community in Utah.  Proterra has Master-Planned SunCrest to make the best possible use of the property's natural beauty, magnificent views and location while holding to environmental standards. 

The Master Plan for SunCrest envisions the eventual construction and development of approximately 4,400 residential units, a resort hotel, an 18 hole golf course, driving range, equestrian trails and stables, swimming pool, tennis courts, health spa and other recreational facilities, 400 acres of commercial/civic property, and the preservation of abundant green belt area on approximately 2,200 acres of developed and undeveloped open space (over 50 percent of the development's total land area). 

The initial SunCrest tract was assembled and purchased by Proterra in April 1994, and construction of the First Phase project infrastructure is complete.  All 450 lots in the First Phase are sold to area builders and the project is 90% occupied by homeowners.  The balance of the project has been sold to Westbrook Partners LLC (Terrabrook is the operating name) who recently acquired the Mobil Land Company and develops or controls more than 40 master plan communities in the United States.

The principals of Proterra have completed many redevelopment projects, mixed-use real estate projects, resort projects and other unique real estate opportunities.  Such projects as Governor’s Plaza, a mixed use Class A office and condominium project; American Plaza, a mixed use office, hotel, retail and residential condominium redevelopment project; The Brickyard, a mixed use office, condominium and retail project and the Wyndham Hotel project are among the many projects include in the attached resumes of experience.

Awards:

Management and Key Staff:

The President and CEO of Proterra is Charles W. Akerlow.  His responsibilities include overall supervision of the on-going projects of the company, financing projects, supervision of sales and marketing activities, negotiation of contracts, construction supervision, limited liability company management, legal, accounting and other executive duties.

Gerard P. Tully is Executive Vice President and Director.  His responsibilities include property evaluation, design and public entitlements, supervision of engineering and architectural activities, strategic planning, project inspections, landscape and site amenity construction and other duties relating thereto.

Michael C. Akerlow is Vice President and directs the day-to-day management of the development division within the company. He and his project managers supervise all activities relating to development and financing.  They also assist in supervising construction.

Don A. Stringham is a Director of the corporation.  He is also an outside “rainmaker” for the company and focuses specifically on base closure and other governmental-related projects.  He is the President and CEO of International Business Development Corporation and as such provides many opportunities for the involvement of Proterra in foreign lands.
